What Is Included — Every Installation

What Hawana's Furnace Installation Price Includes

No surprises. Every item below is included in the written quote. If something specific to your home requires additional work (e.g., significant ductwork modification, gas line upgrade), it is identified at the estimate visit and included in the written quote before any work starts.

New Furnace Unit

The quoted brand and model at the quoted AFUE. 96% AFUE minimum on all gas installations. The unit installed is the unit described in the written quote.

Old Furnace Removal & Disposal

Disconnect, de-commission, remove, and properly dispose of the old unit. No additional disposal fee. The old furnace is gone when we leave.

Gas Line Connection

Connect the new unit to the existing gas supply line. If the supply line requires modification or upsizing (rare for direct replacement), this is identified at the estimate and quoted separately before work begins.

Electrical Connection

Connect the new unit to the existing furnace electrical circuit. If a new dedicated circuit is required, this is identified at the estimate and quoted before work begins.

Venting — PVC or B-Vent Adaptation

96% AFUE condensing furnaces use PVC direct-vent through an exterior wall. The transition from the old B-vent chimney flue to PVC direct-vent, including capping the old flue, is included in the installation price.

Condensate Drain Line

High-efficiency condensing furnaces produce condensate water as a byproduct of the secondary heat exchanger. The condensate drain line is connected to an appropriate drain as part of the installation.

Building Permit

Hawana pulls the building permit for every furnace installation in London Ontario and the surrounding municipalities. Permits are required by Ontario Building Code and ensure the installation is inspected and on record.

TSSA Gas Inspection

Every gas appliance installation in Ontario requires a TSSA inspection. Hawana schedules and completes the inspection as part of the installation. No additional inspection fees.

System Startup, Commissioning & Walkthrough

The new unit is started, combustion is confirmed, thermostat is programmed, and the homeowner receives a complete walkthrough of the new system including filter maintenance schedule.

Enbridge $650 Rebate Application

On qualifying 95%+ AFUE gas furnaces, Hawana submits the Enbridge Home Efficiency Rebate application after installation at no additional charge. The $650 cheque is mailed directly to the homeowner in 6–10 weeks.

Furnace Sizing — London Ontario Manual J Reference

What Size Furnace Does My London Ontario Home Need?

Correct furnace sizing is critical. An oversized furnace short-cycles — short bursts of high heat followed by off periods, which reduces efficiency and comfort and increases wear. An undersized furnace runs continuously and cannot maintain setpoint on a January morning at -20°C. Hawana performs a Manual J heat load calculation at every installation estimate.

Home Size (sq ft)Build EraRecommended BTU/hrTypical ModelNotes
Under 1,000 sq ftAny40,000–50,000Goodman 40,000 BTUTownhomes, small bungalows. One zone.

1,400–2,000 sq ft2000+80,000Goodman 80,000 BTUMost common London Ontario family home. Most common Hawana installation.

Over 2,500 sq ftAny100,000–120,000Lennox or Carrier 120,000 BTUManual J assessment required. Multiple zones often appropriate.

Manual J sizing at every estimate: The table above is a guide — not a substitute for a proper Manual J heat load calculation. Hawana performs a Manual J-based sizing assessment at every estimate visit. A correctly sized furnace for a specific London Ontario home accounts for ceiling height, window area and orientation, insulation values, air leakage, basement configuration, and the local design outdoor temperature of -20°C. Wren K.'s review below shows a real example: an older 100,000 BTU unit replaced with an 80,000 BTU unit after a proper sizing assessment confirmed the old unit was oversized.

Combo Packages — One Visit, One Permit

Combo Furnace Installation Packages — London Ontario

When two aging systems need replacing, a combo installation saves on combined labour and permits. Both systems installed in one visit, one permit pulled, one inspection completed.

🔥 + ❄️   Furnace & Central AC

$6,500 from

Gas furnace + central air conditioning installed in one visit. Ideal when both systems are aging or when you want full HVAC replacement in a single day rather than two separate installation visits.

  • Goodman or Midea furnace + Goodman AC from $6,500
  • Carrier or Lennox premium combo from $8,500
  • One building permit, one gas + electrical inspection
  • Enbridge $650 rebate on qualifying furnace portion
  • Old furnace and old AC unit removed and disposed
  • No rental on either unit

🔥 + 💧   Furnace & Navien Tankless

$6,500 from

Gas furnace + Navien NPE tankless water heater installed in one visit. Replaces two aging systems in a single day. Particularly efficient on homes where both the furnace and water heater are approaching end of life simultaneously.

  • Goodman furnace + Navien NPE tankless from $6,500
  • Carrier or Lennox furnace + Navien from $8,200
  • Shared gas line work done in one visit
  • Enbridge $650 rebate on qualifying furnace portion only
  • Old furnace and old water heater removed and disposed
  • No rental on either unit

The Enbridge $650 rebate applies to the furnace portion only: In a combo installation, the $650 rebate applies to the qualifying gas furnace — not to the air conditioner or the tankless water heater. The total rebate remains $650. This is a common point of confusion — Hawana is explicit about this at every estimate so there is no disappointment after installation.

B-Vent vs Direct-Vent — What Changes When You Upgrade

Furnace Venting Types — What London Ontario Homeowners Need to Know

Replacing an 80% AFUE B-vent furnace with a 96% AFUE direct-vent condensing unit is the most common furnace replacement scenario in London Ontario. Here is what that transition involves.

🡇 B-Vent — 80% AFUE Standard Efficiency

  • Hot flue gases rise through B-vent chimney or shared flue
  • Requires a working chimney or B-vent liner in good condition
  • No condensate water produced — dry flue gases
  • 80% AFUE: 20% of gas energy wasted as hot exhaust
  • Does not qualify for Enbridge $650 rebate (under 95% AFUE threshold)
  • Older London Ontario homes may still have this configuration

🔌 Direct-Vent PVC — 96% AFUE High Efficiency

  • Cooled flue gases exit through PVC pipe penetrating an exterior wall
  • Does not need a chimney — advantage for homes with deteriorated flues
  • Produces condensate water — drain line required
  • 96% AFUE: only 4% of gas energy wasted — $200–$300/yr savings
  • Qualifies for Enbridge $650 rebate
  • Old B-vent chimney capped — chimney repair cost avoided

What the B-vent to direct-vent transition involves: When replacing an 80% AFUE B-vent furnace with a 96% AFUE condensing unit, Hawana caps the old chimney flue, installs two 2-inch PVC pipes (intake and exhaust) through an exterior wall, and connects the condensate drain to an appropriate floor drain or laundry tub. If the water heater shares the chimney flue, a separate liner may be required for the water heater — this is assessed at the estimate visit and included in the written quote if required. Brig T.'s review below describes exactly this scenario at a Byron London home with a deteriorated chimney liner.

Hawana is brand-agnostic: The recommendation at every estimate is based on the homeowner's budget, home configuration, and usage pattern — not on which brand has the highest margin. Most London Ontario homes replacing a 15–25 year old furnace are best served by a Goodman or Napoleon 96% AFUE at the $3,400–$3,800 installed price point, which pays back the Enbridge rebate quickly and provides reliable, quiet operation. Carrier Infinity and Lennox variable-capacity are recommended for homeowners prioritising maximum comfort and noise reduction in open-plan living spaces.

"Replaced our 19-year-old Carrier with a new Goodman 96% AFUE at our Masonville London home. The estimate from Hawana was the only one that included a specific BTU sizing calculation. The technician explained our 100,000 BTU old unit was slightly oversized and recommended 80,000 BTU — which costs less and runs more efficiently. Old furnace removed, new Goodman installed same day. Enbridge $650 rebate submitted by Hawana — cheque arrived 7 weeks later. Invoice matched the written quote exactly. No rental."

"Combo Lennox furnace and central AC at our Byron London home from $6,500. Furnace + AC combined was clearly better than two separate installs. The existing chimney flue was in poor condition — the technician explained the 96% AFUE Lennox direct-vents through PVC and the old flue could be capped, which avoided a chimney repair. Both units installed in one day. Enbridge $650 on the furnace portion. Two systems replaced, one visit, one permit. Exactly as described."

"Propane furnace near Aylmer — no natural gas. Hawana was one of two companies willing to quote propane and the only one with a clear published price. Goodman propane from $3,900. The technician confirmed LP certification and explained the burner and gas valve differences upfront — no other contractor even mentioned this. When I asked about the Enbridge rebate, the honest answer was it does not apply to propane rather than telling me what I wanted to hear. No rental, no monthly fee. Invoice matched the quote."

Most London Ontario homes 1,400–2,000 sq ft need an 80,000 BTU furnace (post-2000 build, well insulated). Older homes in the same size range may need 100,000 BTU. Hawana performs a Manual J heat load calculation at every estimate. An oversized furnace short-cycles and reduces efficiency; an undersized unit cannot maintain setpoint at -20°C London Ontario design temperature.
Up to $650 for replacing a furnace with a 95%+ AFUE model on the Enbridge natural gas grid. All Hawana-installed gas furnaces are 96%+ AFUE and qualify. Propane furnaces do not qualify. Hawana submits the rebate application after installation at no charge. Cheque mailed to you in 6–10 weeks. Applies to the gas furnace portion only in combo installations — not to the AC or tankless component.
B-vent (80% AFUE): hot exhaust gases rise through a chimney or metal B-vent pipe through the roof. Requires a working chimney. Direct-vent PVC (96% AFUE): two PVC pipes penetrate an exterior wall — intake and exhaust. Does not need a chimney. When replacing a B-vent furnace with a direct-vent condensing unit, Hawana caps the old chimney flue and installs the PVC wall penetrations as part of the installation price.
Combo furnace + central AC from $6,500. Combo furnace + Navien tankless from $6,500. One visit, one permit, lower combined labour. Enbridge $650 applies to the furnace portion only — not to the AC or tankless component. Old furnace and second system removed and disposed in the same visit.
Yes. Propane furnace from $3,900. Goodman and Napoleon. TSSA gas and LP propane certification. Rural Southwestern Ontario — Aylmer, Grand Bend, Strathroy, Parkhill, Simcoe, Port Dover area. Enbridge rebate does not apply. Heat pump with Greener Homes grants may be more economical for propane homes — Hawana presents both options at the estimate.
Gas: Goodman and Midea from $3,400. Napoleon and York from $3,800. Carrier from $4,200. Lennox from $4,200. Propane: Goodman and Napoleon from $3,900. All brands at published pricing before the estimate. Brand-agnostic recommendation based on budget, home, and usage — not margin.
Yes. The building permit and TSSA gas inspection are included in every furnace installation quote. Hawana pulls the permit, performs the installation, and the TSSA inspection is completed before commissioning. No permit or inspection fees charged separately.
Yes. Financing options are discussed at the estimate visit. The Enbridge $650 rebate still applies regardless of payment method — the cheque comes directly to you. Hawana does not offer rental or lease-to-own. Equipment is outright purchased or financed to own. No monthly rental fees and no long-term rental commitment.
