Commercial HVAC failure during business hours is not just a repair bill — it’s a restaurant closed during Saturday dinner service, a retail location losing a summer weekend of revenue, an office building with tenants calling. Most London Ontario commercial RTU failures follow a preventable pattern: filters never changed, belts never inspected, capacitors never tested. A maintenance contract replaces reactive failures with planned service at a known cost.

Complete Commercial HVAC Pricing
London Ontario 2026

Every repair price below is parts + labour only — not including the separate $250 service call. Prices vary significantly with unit size and tonnage. A "+" means the price can go higher on large commercial units or specialty configurations. These are mid-to-high quality commercial-grade components — not the cheapest available.

Repair or Service Price Range What This Covers Important Notes & Conditions
⚡ SERVICE CALL (Charged Separately from All Repairs)
Commercial service call $250 flat On-site visit + full unit diagnosis + written itemized repair quote Zero after-hours surcharge. Same rate any hour, any day. Parts, labour, filters, and belt are all additional — quoted separately on-site before any work begins. Invoice equals written quote.
⚙️ COMMON COMPONENT REPAIRS (Parts + Labour — Not Including $250 Service Call)
Capacitor (start and/or run) $280–720+ Capacitor replaced. Capacitance tested before and after install. Mid-to-high quality, rated for commercial duty cycles. Small RTU (2–5 ton): $280–420. Large RTU (10–20 ton): $420–720+. Specialty dual-run capacitors or non-standard sizes may be higher.
Contactor $240–580+ Contactor replaced. Contact surface condition documented. Electrical connections inspected and torqued. Single-phase small unit: $240–380. Three-phase large unit contactor: $380–580+. High-amperage contactors (20+ ton units) are at the higher end and above.
Economizer actuator $340–960+ Actuator replaced. Full damper range of motion verified. Outdoor air sensor and linkage checked. Standard on/off actuator: $340–580. Modulating actuator with integrated outdoor air sensor (Trane, Carrier, York): $580–960+.
Gas valve $460–1,400+ TSSA certified. TSSA permit included. Gas pressure verified after install. Burner operation confirmed. Standard two-stage gas valve: $460–780. Modulating gas valve on high-efficiency commercial RTU: $780–1,400+.
🔥 MAJOR COMPONENT REPAIRS (Parts + Labour — Not Including $250 Service Call)
Control board $620–2,400+ OEM-equivalent board tested before installation. Full controls sequence verified after install. Error codes cleared and documented. Smaller RTU with basic controls: $620–1,200. Large commercial RTU with DDC controls (Trane, Carrier, York): $1,200–2,400+. Specialty or manufacturer-only boards may be higher and require longer lead time.
Blower motor $520–3,500+ Motor replaced to exact original specifications. Voltage, phase, RPM, frame size, and HP must all match. Amp draw verified after install. Belt tension set. Highly variable by unit size. 5-ton RTU: $520–1,200. 10-ton: $1,200–2,200. 20-ton: $2,200–3,500+. The motor must exactly match original specs — voltage, phase, RPM, frame. A wrong-spec motor will not run correctly or safely. No shortcuts here.
Blower fan assembly (complete) $780–5,500+ Complete assembly: motor + scroll housing + fan wheel. Required when the housing or wheel is cracked or damaged in addition to the motor failure. Full airflow balance verified. A belt failure that seizes the motor can crack the fan wheel and damage the housing — turning a motor job into an assembly job. Small RTU: $780–1,800. Large RTU: $1,800–5,500+.
Compressor — small RTU (2–5 ton) $1,800–4,500+ Compressor replaced. Refrigerant recovery and recharge are additional (quoted separately). Repair-vs-replace assessment always performed before recommending compressor replacement. On units over 12 years old, RTU replacement may be better economics than compressor replacement. Refrigerant recovery + recharge charged separately.
Compressor — large RTU (10–25 ton) $4,500–12,000+ Large commercial compressor. Requires specific tooling and significantly longer installation time than small RTU. Refrigerant recovery and recharge are additional. On large units over 12 years old, RTU replacement is often better economics. Repair-vs-replace assessment included in the $250 service call before any commitment.
RTU replacement (new unit) Quoted on-site Curb measurement. Heat load calculation. Gas line capacity check. Electrical service assessment. TSSA permit included. All major brands available. Typically $8,000–25,000+ depending on tonnage (3-ton vs 25-ton), brand (KeepRite vs Trane), and configuration. Written quote before any commitment.
🏳 MAINTENANCE PLAN MATERIALS (Charged Separately from Plan Visit Fee)
Filter materials (per change) At actual cost Correct size and MERV rating sourced for each specific unit. Size, MERV rating, quantity, and date documented in service record. Not a flat fee. You pay the actual cost of the filters your units require. Restaurant properties: 3-month changes. Office/retail: 4-month changes. Mixed properties: varies by unit location.
Belt materials (when needed) At actual cost Correct belt size sourced for the specific unit. Replacement documented with date, belt spec, and condition at inspection. Not charged every visit — only when belt condition requires replacement. Belt size and brand recorded for future reference. Caught at scheduled inspection, never as emergency.

Every repair price above is parts + labour. The $250 service call is charged separately and is not included in any repair price. You receive a written itemized repair quote on-site before Abdullah begins any work. The invoice equals the written quote. No surprise add-ons.

Parts pricing uses mid-to-high quality commercial-grade components matched to the correct specifications. A cheap blower motor not matched to the original specs will cause premature failure and may void manufacturer warranties. Call (647) 550-4220 for a commercial repair quote.

Maintenance Plans — What Every Visit Covers and What Is Charged Separately

Commercial RTU Maintenance Plans
Included. Extra. What It Prevents.

Plan Structure — Priced by Unit Count

More RTUs on the property = lower cost per unit per visit. The plan visit fee covers the technician visit, all labour for filter and belt replacement, performance check, and service record. Filter and belt materials are charged separately at actual cost. Contact for a written quote based on your property.

✓ Included in Every Plan Visit
Technician visit — Abdullah personally, not a subcontractor or rotating dispatch
Filter installation labour — removing old filters, installing new ones, documenting sizes and dates
Belt inspection — both supply and return fan belts checked for wear, tension, and alignment
Belt replacement labour — when belt condition requires it (belt material extra)
Capacitor testing — capacitance meter readings logged and compared to prior visits for trend analysis
Compressor amp draw — clamp meter measurement compared to nameplate and prior visits
Contactor inspection — arc pitting assessed, replacement recommended when needed
Economizer operation check — damper position, actuator movement, outdoor air sensor
Electrical connection check — tightness and early-stage corrosion
Supply air temperature — measured at discharge, compared to outdoor conditions
Static pressure differential — detects coil fouling between filter changes
Written service record — all readings, observations, recommended follow-up. Copy left at property.
Priority repair response — plan holders dispatched ahead of non-plan commercial calls during high-volume periods
$ Extra — Charged Separately at Actual Cost
Filter materials — charged at actual cost of the filters your specific units require. Not a flat fee. You pay for the filter size, MERV rating, and quantity that your equipment actually uses. A property with 8 different RTU models requiring 8 different filter sizes pays the actual material cost for each.
Restaurant / food service: 3-month change. Office / retail: 4-month change. Mixed properties: varies by unit type and location.
Belt materials — charged at actual cost when belt condition assessment requires replacement. Not charged every visit — only when the belt has worn to the point where replacement is needed before the next inspection. Belt size and brand are recorded for continuity across visits.
Repair parts + labour — any component found to need replacement during the maintenance visit (capacitor, contactor, economizer actuator, gas valve, etc.) is a separate repair quote presented before any work begins. These are charged at the rates shown in the pricing table above — not included in the plan visit fee.

What Happens at Each Maintenance Visit — 5 Steps

1
Filter Removal and Replacement Every 3–4 Months Filter Materials Extra
The RTU access panels are opened — as visible in the photo, showing the interior of a commercial RTU with panels removed — to reach the filter section. Old filters are removed, the filter housing is inspected, and new filters of the correct size and MERV rating are installed. Filter condition at removal is noted in the service record. The filter size, MERV rating, quantity installed, and date are all documented. Filter materials are charged at actual cost — not a flat fee. Restaurant properties: 3-month replacement frequency. Office and retail properties: 4-month frequency. A dirty filter progressively restricts airflow — the RTU works harder, operates at higher temperatures, and eventually either trips a thermal limit (summer) or allows the evaporator coil to freeze (mild weather). This single maintenance task prevents more London Ontario commercial RTU failures than any other.

2
Belt Inspection and Replacement Twice Per Year Belt Materials Extra
The photo shows two commercial RTU blower wheel assemblies that have been removed during major maintenance. The belt connects the motor shaft to the fan wheel hub — this is the component being inspected at every maintenance visit. Each belt is checked for: glazing on the inner surface (the belt has lost grip on the pulley and slips under load), visible cracking or fraying on the outer surface (structural breakdown), abnormal tension (too tight stresses motor and fan bearings, too loose slips and wears fast), and pulley alignment. Worn belts are replaced at the scheduled maintenance visit — before they break during business hours. Belt materials are charged at actual cost. A belt that breaks during a restaurant lunch service shuts down airflow completely in that zone: emergency call required, possible motor bearing damage from the sudden load release, business disruption while waiting for the repair. A scheduled belt replacement on the maintenance visit costs a fraction of that outcome.

3
Electrical Check — Capacitors, Contactors, Amp Draw, All Connections Included Every Visit
The electrical panel and control board — as shown in the photo — are accessed and each component is checked with calibrated instruments. Capacitors are tested with a capacitance meter and the reading is logged against the nameplate rating and the prior two visit readings. A capacitor reading 91% of nameplate at visit 1, 83% at visit 2, and 73% at visit 3 is a failing capacitor on a measurable trajectory — it gets replaced at the next visit, not during a midsummer emergency. Contactors are inspected for arc pitting on the contact surfaces — pitting eventually prevents reliable engagement and causes the compressor to fail to start under load. Compressor amp draw is measured with a clamp meter against the nameplate spec — elevated draw indicates compressor stress building over time. All electrical connections are checked for tightness and early-stage corrosion. Every reading is documented and compared to prior visits.
The internal electrical panel, control board, and blower motor of a commercial rooftop HVAC unit exposed for diagnostic testing.
4
Performance and Refrigerant Check — Gauges, Airflow, Economizer Included Every Visit
Digital manifold gauges are connected to the refrigerant service ports — as shown in the photo — to check suction and discharge pressures against manufacturer specifications for current outdoor conditions. Supply air temperature is measured at the discharge plenum and compared to outdoor dry-bulb temperature and design spec. Static pressure differential across the filter and coil is measured to detect coil fouling between scheduled filter changes — a coil that is fouling between changes will show increasing pressure drop. Economizer damper position and operation is verified through its full range of motion: a damper stuck open in winter causes the evaporator coil to freeze from excessive cold air; a damper stuck closed prevents free-cooling in mild weather, forcing the compressor to run unnecessarily. All performance readings are documented and compared to prior visit data — performance deviations from baseline are the earliest detectable indicator of developing component failure.

5
Roof Survey and Written Service Record Included Every Visit
After all units on the property are serviced, Abdullah surveys the full commercial roof — as shown in the photo — and documents anything relevant to the RTUs and their installation conditions: roof membrane condition around RTU curbs, condensate drain routing and termination, vent clearances, unusual debris or obstructions near intake panels, and any issues observed on adjacent units. A complete written service record is then prepared covering every unit serviced: date, property address, unit identifiers (brand, model, serial number), filters replaced (size, MERV, quantity, date), belts inspected or replaced (size, condition, date if replaced), all electrical readings (capacitor values vs nameplate and vs prior readings, compressor amp draw, voltages), refrigerant pressures, economizer status, issues observed with priority rating, and recommended follow-up with timeline. Abdullah leaves a physical copy at the property. Building owners have used this documentation to resolve tenant disputes, support warranty claims, and provide evidence for insurance purposes.

The Real Math of Reactive vs Planned Commercial HVAC Service

What Each RTU Failure Actually Costs
Caught at Maintenance vs Found During Failure

Every row is a real failure scenario. The hidden business cost column is often larger than both repair scenarios combined — and is rarely visible until after the failure happens.

Failure Scenario Caught at Maintenance Visit Found During Failure (+$250 service call) Hidden Business Cost
Dirty filters — unit overheatingFilter replaced at actual material cost$250 + coil cleaning or compressor stress damageZone closure, extended repair time, compressor wear accelerating replacement timeline
Worn belt — supply fan stopsBelt replaced on schedule (material at cost)$250 + $180–320 belt + potential motor bearing damageFull zone shutdown during operating hours. Motor bearing damage may add $520–3,500+ blower motor replacement.

Honest Assessment Included in Every Commercial Service Call

When to Repair vs Replace
a Commercial RTU in London Ontario

This is the most important assessment at a commercial service call. Abdullah gives the honest recommendation — including when replacement is the better financial decision even though repair is what you called for.

✔ Repair Is Right When:
Unit is under 12 years old. A 10-year-old Trane with a failed capacitor ($280–720+) has significant remaining life — repair makes economic sense.
Single isolated component failure. Capacitor, contactor, belt, economizer actuator, control board — targeted failures on a unit otherwise confirmed in good condition.
Repair cost is under 30% of replacement cost. A $620 control board on a unit that costs $12,000 to replace is a clear repair decision.
Compressor and heat exchanger confirmed good. If the major components are sound, targeted repairs make economic sense with remaining unit life ahead.
Refrigerant is R-410A or newer. R-22 scarcity and cost changes this calculation significantly — see replace column.
⚠ Replace Is Better When:
Unit is over 15–18 years old. Past its rated life. Each repair delays the inevitable and often at progressively worse timing and higher total cost.
Compressor has failed on a large RTU. Compressor replacement on a 15-ton unit ($4,500–12,000+) often approaches or exceeds RTU replacement cost, especially on an aging unit with other degrading components.
Two or more major repairs in 3 years. A pattern of major failures signals systemic end-of-life decline across multiple components.
Unit uses R-22 refrigerant (phased out). R-22 is increasingly scarce and expensive. This is a replacement trigger regardless of mechanical condition — any future R-22 leak becomes a replacement decision anyway.
Heat exchanger is cracked. CO risk requiring immediate unit shutdown. On a unit over 12 years old, replacement — not installing a new heat exchanger in an aging unit.
Energy costs rising significantly. A declining-efficiency RTU paying $400+/month more in gas than it should is making its own economic case for replacement through operating costs alone.

The $250 commercial service call includes a written repair-vs-replace assessment on request. Abdullah explains the reasoning before the repair quote is presented. You make an informed decision. Call (647) 550-4220.

Why Same-Technician Service Enables Trend-Based Prevention

Same Technician Every Visit.
Trends Visible Only Over Time.

A blower motor drawing 102% of nameplate at visit 1, 112% at visit 2, and 124% at visit 3 is a failing motor on a measurable trajectory. That trend means a planned replacement on a scheduled Tuesday morning, for a known cost — not an emergency call when the motor seizes during Thursday lunch service.

That trend is invisible to a different technician at each visit. Each new tech sees one data point against a spec. They cannot see the direction of travel. Trend-based preventive maintenance depends entirely on continuity.

  • Abdullah personally handles every commercial call — no subcontractors. He maintains the performance log for every unit on every property he services.
  • TSSA certified for natural gas and LP/propane — all commercial gas heat exchanger inspection, gas valve, and burner service requires a TSSA license. Verify at tssa.org.

Who Handles Your Commercial HVAC
Credentials, Approach, and Commitment

Abdullah Ghzail TSSA certified commercial HVAC technician London Ontario
TSSA Certified — Gas & LP/Propane

Abdullah Ghzail handles every commercial HVAC call personally — no subcontractors, no dispatched apprentices on the gas section or controls. Founded Hawana HVAC Solutions in London Ontario in 2018. He has maintained performance logs on commercial RTUs across London Ontario since then: Trane units in restaurant plazas on Wellington Road, Carrier systems in Oxford Street office buildings, York RTUs in Hamilton Road industrial properties, KeepRite units in strip plazas throughout the city.

His approach is trend analysis rather than spot inspection. He compares today’s capacitor reading against the prior two visits. A motor drawing progressively more current is flagged for replacement before it fails during business hours — not diagnosed after it seizes. This only works when the same technician returns every time and maintains the performance log.

What Property Managers and Business Owners Say
After Working with Hawana Commercial HVAC

Restaurant RTU failed Saturday mid-lunch — fixed before dinner, no surcharge
“Our Trane RTU stopped cooling Saturday mid-lunch. Called Hawana. Abdullah arrived by 2 PM, diagnosed a failed capacitor, had the part, and had us cooling for the dinner rush. $250 service call plus the capacitor. Zero Saturday surcharge exactly as stated. We are on a maintenance plan now. That capacitor would have been caught at the spring visit if we had the contract. Won’t make that mistake again.”

Frequently Asked Questions
Commercial HVAC London Ontario 2026

Commercial HVAC service call in London Ontario: $250 flat rate, any hour, any day, zero after-hours surcharge. Parts and labour are additional and quoted in writing before any work begins. Common commercial RTU repair costs (parts + labour, not including the $250 service call): capacitor $280–720+, contactor $240–580+, blower motor $520–3,500+ depending on tonnage, blower fan assembly $780–5,500+, control board $620–2,400+, compressor $1,800–12,000+ depending on size. Filters and belt replacement are charged separately. Maintenance plans priced by unit count. Call (647) 550-4220.
Commercial RTU blower motor cost varies enormously by unit tonnage, voltage configuration, and RPM requirements. A 5-ton RTU blower motor runs $520–1,200 including parts and labour. A 10-ton unit: $1,200–2,200. A 20-ton commercial RTU blower motor can cost $2,200–3,500+. The motor must exactly match the original specifications — voltage, phase, RPM, frame size, and horsepower — or it will not operate correctly or safely. If the blower wheel or housing is also damaged, the full blower fan assembly replacement runs $780–5,500+. These are mid-to-high quality commercial-grade motors, not cheap residential equivalents. Call (647) 550-4220 for an on-site assessment.
Every commercial RTU maintenance visit includes: technician service visit fee; full unit performance check — capacitor capacitance test vs nameplate and prior readings, compressor amp draw measurement, contactor inspection for arc pitting, economizer damper position and operation, electrical connection check, supply air temperature measurement, static pressure differential, unusual sounds or vibration documentation; written service record with all readings and observations. Not included in the plan visit fee (charged separately at actual cost): filter materials — sized and sourced per unit, charged by size and quantity; belt materials — when replacement is needed. More units on a property means lower per-unit visit fee. Call (647) 550-4220.
Commercial RTU filters should be replaced every 3–4 months in London Ontario. Restaurant and food service properties require 3-month replacement — grease-laden return air contaminates filters faster. Retail and office properties typically need 4-month replacement. Annual filter changes are insufficient for commercial buildings — commercial RTUs handle significantly higher airflow volumes and occupancy than residential systems. A dirty filter restricts airflow until the RTU overheats or the evaporator coil freezes. This is the most common and most preventable RTU failure. Filters are charged separately at actual cost per unit. Call (647) 550-4220.
Hawana services all major commercial RTU brands in London Ontario: Trane (Precedent, IntelliPak, YSC series), Carrier (48 and 50 series rooftop), York/Johnson Controls (YC, YF, D series), KeepRite (Canadian market RTU), Lennox (LGH, LCH, LCR), Daikin (Rebel, Maverick, RPS, VRV), Goodman Commercial, Nortek, McQuay, and others. Brand-specific fault code diagnostics and service bulletins are used on every repair. Mixed-brand properties are supported under a single maintenance contract. Call (647) 550-4220.
Yes. Hawana provides 24/7 commercial HVAC emergency service in London Ontario — $250 service call, any hour, zero after-hours surcharge. Parts and labour are additional. Commercial maintenance plan holders receive priority queue access ahead of non-plan commercial calls. A restaurant RTU failing during Saturday dinner service or a retail location unable to open during a heat wave receives priority response. Call (647) 550-4220 any hour.
Replace a commercial RTU when: the unit is over 15–18 years old; the compressor has failed (repair cost often approaches RTU replacement cost); the unit uses R-22 refrigerant (phased out and increasingly expensive); major repairs were needed 2+ times in 3 years; or the heat exchanger is cracked (CO risk). Repair when: the unit is under 12 years old, the failure is a single component, and the repair cost is under 30% of replacement cost. Abdullah provides an honest repair-vs-replace assessment at the $250 service call. Call (647) 550-4220.
Most common commercial RTU failures in London Ontario: (1) Dirty filters — never replaced, restricting airflow until overheating or coil freeze; (2) Failed belt — worn and never inspected, breaks during operating hours shutting down that zone; (3) Failed capacitor — degrades under heat stress until it fails during peak summer demand ($280–720+); (4) Stuck economizer — damper stuck open causes freezing in winter; (5) Failed control board — secondary to power surges ($620–2,400+); (6) Compressor failure — end-stage from sustained operation in degraded conditions ($1,800–12,000+ depending on size). Most are preventable with a scheduled maintenance contract. Call (647) 550-4220.
Documented commercial HVAC service history is important for: (1) Warranty protection — most RTU manufacturers require documented maintenance to honour compressor and heat exchanger warranty claims; undocumented failures may be denied; (2) Insurance — commercial insurers may require maintenance records; undocumented RTU failures can complicate business interruption claims; (3) Lease and sale negotiations — documented maintenance demonstrates professional building management. Hawana provides a written service record after every commercial maintenance visit. Call (647) 550-4220.
An RTU failure that raises kitchen or dining area temperature above safe thresholds during a health inspection in London Ontario can contribute to a failed inspection or required closure. A failed RTU during July service hours also creates food safety protocol requirements for cold storage and risks losing a full service of revenue. Most restaurant RTU failures — dirty filters, worn belts, degraded capacitors — are preventable with a 3–4 month filter change and twice-yearly belt inspection schedule. Call (647) 550-4220 for a restaurant HVAC maintenance plan.
An economizer on a commercial RTU uses outdoor air for free-cooling when outdoor temperature and humidity are below set thresholds — reducing or eliminating compressor operation during London Ontario's spring and fall seasons. When it fails stuck open in winter, it draws in cold outdoor air causing the evaporator coil to freeze. Stuck closed, it wastes energy by running the compressor when free outdoor cooling was available. Economizer damper position, actuator, and outdoor air sensor are verified at every maintenance visit. Call (647) 550-4220.
Commercial RTU maintenance plans in London Ontario are priced by unit count — more RTUs on a property means a lower cost per unit per visit. The plan visit fee covers the technician visit, performance check, and written service record. Filter materials are charged separately at actual cost based on your unit filter sizes and quantities — not a flat fee that may not match your actual units. Belt materials are separately charged when replacement is needed. A property with 8 units pays significantly less per unit than a 2-unit property. Call (647) 550-4220 for a written commercial maintenance quote.
Yes. Commercial RTU gas work — gas valve replacement, heat exchanger inspection and repair, burner assembly service — requires a TSSA certified technician and permit in Ontario. Hawana is TSSA certified for natural gas and LP/propane on commercial equipment. TSSA permits are included in all gas repair work. Non-gas commercial work (refrigerant, electrical, mechanical, belt, filter) requires a certified HVAC technician — Hawana holds both credentials. Verify TSSA certification at tssa.org. Call (647) 550-4220.
Hawana targets 1–2 hour response to commercial HVAC emergencies within London Ontario and surrounding areas. Response time depends on current call volume — extreme weather events increase volume. Commercial maintenance plan holders receive priority queue access, dispatched before non-plan commercial calls during high-volume periods. $250 service call, any hour, zero after-hours surcharge. Parts and labour additional. Call (647) 550-4220.
Yes. Mixed-brand commercial properties — different RTU brands on the same building — are common in London Ontario strip plazas, office buildings, and older industrial properties. Hawana services all brands under a single maintenance contract: Trane, Carrier, York, KeepRite, Lennox, Daikin, and others. One technician servicing all units creates a consistent performance baseline for each unit across visits — essential for trend-based preventive maintenance. Call (647) 550-4220 for a multi-brand commercial maintenance quote.
