What Is a Rooftop Unit and Why Do Commercial Buildings Use Them?

Rooftop units are the dominant commercial HVAC equipment in Southwestern Ontario. Understanding how they work — and what most commonly fails — is the foundation of effective commercial HVAC management.

Why Commercial Buildings Use RTUs Instead of Split Systems

A rooftop unit (RTU) places all HVAC components — compressor, condenser, evaporator, gas heating section, blower, and controls — in a single self-contained cabinet on the roof. Unlike residential split systems with indoor and outdoor components, an RTU has no indoor mechanical equipment. This frees up valuable interior space, simplifies maintenance access (all service points on the roof), and allows multiple zones to be served by separate RTUs without any mechanical equipment inside the building.

How an RTU Works

In cooling mode: return air from the building enters the RTU through the return air duct. The blower draws this air across the evaporator coil, where refrigerant absorbs heat. The cooled air is then distributed through supply ducts back into the building. The refrigerant carries the absorbed heat to the condenser section, where the condenser fan discharges it to the outdoor air. In heating mode: the gas burner section heats the supply air directly before it enters the distribution ductwork.

The Economizer — RTU's Free Cooling Mode

Most commercial RTUs in Ontario include an economizer — a damper and control system that opens to draw in outdoor air when outdoor conditions are suitable for cooling without running the compressor. In Southwestern Ontario's climate, economizers can provide free cooling for significant portions of spring and fall, reducing compressor run time and electricity costs substantially. A malfunctioning economizer — either stuck closed or stuck open — is a significant energy waste problem. Economizer inspection is part of every Hawana commercial RTU maintenance visit.

RTU Sizing — Different from Residential

Commercial RTU sizing must account for occupancy density, lighting heat gains, equipment heat gains, and ASHRAE 62.1 ventilation requirements — all significantly different from residential loads. A 4,000 square foot retail store with high occupancy, extensive lighting, and required fresh air ventilation has a very different cooling load than a 4,000 square foot residence. Commercial RTU sizing always requires a full ACCA Manual N (the commercial equivalent of Manual J) load calculation.
